Five Tips for Choosing a Builder

Avoid the Cowboys

Choosing a builder is one of the biggest decisions you’ll make when improving your home.

Get it right and you’ll enjoy a smooth, well-managed project that adds real value to your property.
Get it wrong and you could end up with cost overruns, delays, and a kitchen full of excuses.

At 5M2, we’ve taken over enough “rescues” from other firms to know what can go wrong, so, here’s our honest advice on how to spot a trustworthy builder — and how to avoid the cowboys.


1. Check the Basics — and the Paperwork

A professional builder should make it easy to verify who they are and what they do.
Before you even talk costs:

• Make sure the company has a registered business address, insurance, and (if limited) appears on Companies House.
• Ask to see Public Liability Insurance and check it’s current.
• Always get a written contract — even for smaller jobs.

A good builder won’t be offended by questions like this; they’ll be reassured that you’re serious.

2. Visit a Previous Project — Don't rely on Photographs

Anyone can build a pretty website. (We like to think we did!)
The real proof is in the finish.
Ask to see a completed project or, even better, one that’s in progress.

3. Transparency with Pricing

Honest builders give clear, itemised quotations that make sense.

Watch out for vague “ballpark” figures or quotes that look too good to be true — because they usually are.

Ask these questions:
• Does the quote include materials and finishes?
• Are planning or design fees included?
• What’s the policy for unforeseen issues?

4. Communication is Everything

The best builders aren’t just skilled with bricks and mortar, they are good communicators too.
From your first enquiry, you should feel that your questions are welcomed and answered clearly.
A reliable builder will:

• Keep you updated throughout the project
• Give you one main contact person
• Respond quickly to calls or emails

If a builder is difficult to reach when all you want is a quotation, imagine what things will be like halfway through your extension.


5. Don’t Just Look at Price — Look at Value

It’s tempting to chase the cheapest quote, but in building work, value means quality, reliability, and peace of mind.
A reputable builder will:

• Deliver on time and on budget
• Use qualified tradespeople
• Stand behind their work with warranties and aftercare
The best builders aren’t necessarily the cheapest but they’ll save you money, stress and regret in the long run.
